Can I use this appraisal for another lender?

Under guidlines published by USPAP appraisals can only be used by the person or agency that the appraisal was prepared for. An appraisal can not be re-certified to another lender. If the first lender does not work out, a new appraisal will need to be commisioned for the new lender. In this case, depending on the circumstances, and time elapsed, it's possible that a new appraisal can be prepared at some what less cost than the original - although the appraiser must go through all the steps to build the second appraisal, including a new site inspection, and research for recent sales.
