Tampa denies Harbour Island tower with affordable, workforce housing

Tampa has denied a developer's proposal to build affordable and workforce housing under the Live Local Act on Harbour Island, saying the property in question isn't eligible for such a development.

Boston Capital TPA-1 LLC proposed a 162-unit mixed-use tower at 800 S. Harbour Island Blvd. in June, asserting that its project was eligible for administrative review under Gov. Ron DeSantis' Live Local Act. The Live Local Act, which became law in March 2023, removes local restrictions on zoning, density and building heights for projects proposed on properties with commercial zoning, as long as they contain a certain percentage of affordable housing. That allows for a staff-level review and approval of Live Local projects, shortening the timeframe and uncertainty of a quasi-judicial approval process.
