Condo firm doubles office space with new St. Pete lease

Condominium Associates has signed a 23,500-square-foot lease at 570 Carillon in St. Petersburg, nearly doubling its Pinellas County office presence.

The property management firm currently occupies 12,000 square feet at 3001 Executive Drive in Feather Sound near the St. Pete–Clearwater International Airport. Its move across the street in November will allow for an expanded headcount.

The lease is a win for the Carillon Office Park in the Gateway submarket, which is anchored by Raymond James. It's also the focal point of a broader leasing push, with the Feil Organization recently announcing that it has secured six new leases and three renewals at Baypoint Commerce Center and 570 Carillon totaling over 50,000 square feet to date in 2024. (Faith Covenant Church Inc. signed the largest new lease at Baypoint Commerce Center for 5,000 square feet.)

“The wave of new and expanded existing relationships with leading companies at Baypoint and 570 Carillon represent our continued ability to meet the needs of our tenants and ensure a premier end-to-end experience across our well-located assets," Andrew Wiener, head of commercial office leasing at the Feil Organization, said in a statement.

Caleb Lewis of JLL represented Condominium Associates in its lease transaction, with Barry Hanerfeld and Molly Molloy Catlett of CBRE representing the Feil Organization.

“While searching for our new office space, 570 Carillon quickly emerged as the property that had it all,” Steve Weclew, CEO of Condominium Associates, said in a statement. “Its newly renovated lobby and common areas will immediately offer our employees a high-quality in-office experience, and its proximity to walking trails, restaurants and top-tier retail provides an enhanced prestige.”

Condominium Associates, which also has a presence in Tampa and Lutz, will be located on the second floor of the building. Current tenants at 570 Carillon include Monopoly Group Real Estate, Protect My Car, Transamerica Financial Advisors and Zelis.
