Largo site with rare land entitlements hits market

A 2.3-acre site in Largo with a rare land entitlement has hit the market.

The site at 9530 Starkey Road has an approved site plan to build a community with 29 luxury townhome residences and 35 climate-controlled garage lofts. The approved site plan took more than three years to acquire. A listing price is not disclosed.

Though the site plan is approved, the seller is seeking further changes, such as adding additional access points to the property. The changes are in the final stages of approval. The property is directly adjacent to Aldersgate United Methodist Church.

Ben Mitrano PA of LPT Realty, is the listing agent for the site.

"While there are many new build townhomes out in Tampa Bay and the beaches, this unique offering positions buyers in a non-flood zone, non-evacuation zone, which is important in today's market since rising insurance cost is a ‘hot topic’ for Florida,” Mitrano said. “These luxury townhomes and garage lofts will not require owners to carry flood insurance."

The proposed floor plan features four-story townhomes just under 45 feet. Each townhome will total four bedrooms and four-and-a-half bathrooms.

The site's planned amenities include a resort-style pool, gazebo, seating and hosting space, tropical landscaping for privacy, a green space area or a dog park, and gated security access.

The seller has not created a Homeowners Association declaration of covenants and bylaws, which offers the future owner flexibility to allow short-term rentals at the site.

Mitrano said the site is “truly one of a kind” and captures multiple audiences from “midsize luxury home developers, buy and hold investors and car enthusiasts all in one project.”

The property is roughly six minutes from Indian Shores Beach and just over a mile from the Bardmoor Golf & Tennis Club. It is 18 minutes from the St. Pete-Clearwater International Airport and 22 minutes from the Tampa International Airport.
