Largo manufacturing facility sells for $5.3 million

A manufacturing facility in Largo has sold for $5.3 million.

The property, located at 7265 Ulmerton Road, totals 38,080 square feet. It sold on June 11 to St. Petersburg-based Pharmetric Laboratory Realty LLC, according to a deed filed in Pinellas County. The sales price breaks down to roughly $139 per square foot.

It last sold in August 2019 for $4.43 million, according to the property appraiser.

Marko Radosavljevic with Commercial Partners Realty was the listing agent for the site.

According to the listing, the facility is equipped with “highly specialized infrastructure” that can produce various products, including food and beverage products, pharmaceutical products, cosmetic products, vitamins/supplements and medical devices.

The manufacturing floor has several compartmentalized production rooms, office space, a maintenance shop and areas for processing raw materials. It also has a sheltered loading area with a dock leveler, a chilled loop HVAC cooling system and a 480V 3 Phase power supply.

The property totals 3.38 acres and includes 50 parking spots and outdoor storage space. The facility was built in 1971, and its roof was replaced in 2019.

The site is roughly 6 miles from St. Pete-Clearwater International Airport.
