Technology Research Corp. signs 10-year lease at St. Pete’s Baypoint Commerce Center

Clearwater-based Technology Research Corp. has signed a 10-year lease at the Baypoint Commerce Center in St. Petersburg.

The Feil Organization, a New York City-based real estate investment, management and development firm that owns the office park, said TRC has signed a lease for a 9,675-square-foot space at the Gadsden Building within the Baypoint Commerce Center. The company will occupy half of the second floor of the building at 9549 Koger Blvd. N.

“Leasing momentum continues to be strong at the start of the year,” Andrew Wiener, head of commercial leasing at the Feil Organization, said in a release. “We are excited to welcome Technology Research Corp. to Baypoint Commerce Center and anticipate the firm’s success in its new headquarters.”

Phil Costa and Tyler Maxwell of Monopoly Group Real Estate represented TRC in the transaction. Barry Hanerfeld and Molly Molloy Catlett of CBRE represented the Feil Organization.

TRC was originally at 5250 140th Ave. N in Clearwater. The company is downsizing to be more efficient with operations, according to Costa.

“It’s a beautiful space,” Costa said. “It was iHeart Radio’s former space and it was beautiful. It’s a great location. You’re able to pull from Tampa to downtown St. Pete and Clearwater, so it’s a really centralized location for a lot of employees.”

The office park was built in 1971. It features 15 buildings and totals 700,000 square feet. Feil acquired the Baypoint Commerce Center in 2011 and has since completed a multimillion-dollar capital improvement plan that included upgrades including the lobbies, restrooms, parking, lighting, sidewalks and landscaping.
