A national homebuilder has paid $13.35 million for over 200 acres for a new 55-and-up community in Spring Hill.

Pulte Group said Friday that it has closed on half of the 430 acres it will buy to build the new community. The property is north of Shady Hills and Sandhill Crane Drive and north of State Road 52 near the headwaters of the Cotee River.

Jack Koehler and Bill Eshenbaugh of Eshenbaugh Land Co. represented the seller.

Pulte sees room for up to 696 home sites on the property. The community will be Del Webb River Reserve for adults ages 55 and up.

The builder said it intends to file permits for land development in the coming months and start construction on model homes by the end of 2024.

“Tampa Bay is a highly sought-after destination for 55+ homebuyers,” Sean Strickler, West Florida division president, said in a statement. “We are excited to offer Del Webb’s amazing lifestyle in such a great location in Central Pasco County. The easy access to the Gulf Coast beaches and the Nature Coast, proximity to Tampa and St. Petersburg, easy commute to Tampa International Airport and nearby medical and retail make the Del Webb River Reserve location tough to beat.”
