Tampa developer pitches mixed-use project at busy Heights intersection

One of Tampa Heights' most heavily traveled corridors could see another mixed-use development.

Framework Group, a Tampa developer, wants to rezone a piece of property at the intersection of North Florida Avenue and Columbus Drive to make way for up to 206 apartments and 3,500 square feet of commercial space. Plans call for a maximum height of six stories or 90 feet, and it would be a single building only accessible from Columbus Drive.

The existing building on the property will be demolished.

The 2-acre property, which is south of Columbus Drive, east of Florida Avenue, west of Morgan Street and north of East Amelia Avenue, is within the Tampa Heights Historic district.

The proposed project is less than 1 mile from three other developments in progress along North Florida Avenue. Tampa-based Loci Capital has two projects underway — the redevelopment of a preschool and another project on the southeast corner of Florida and Oak avenues. A redevelopment of the Tampa Metropolitan Area YMCA's Central City location and surrounding properties will build a miniature city along North Florida Avenue between Palm and Oak avenues.
