Zephyrhills manufactured housing community Sundance included in $53 million sale

A manufactured housing community in Zephyrhills has been sold back to its original developer in a $53 million portfolio transaction.

Two communities, Sundance in Zephyrhills and Spanish Trails West in Casa Grande, Arizona, were included in the transaction. The buyer, Arizona-based Stealth Group AZ LLC, is the original developer of both communities.

Sun Communities was the seller of the properties.

Nancy Surak, managing partner for Land Advisors Organization in Tampa, represented Stealth Group along with LAO's Kirk McCarville and Trey Davis, based in Arizona.

“By harnessing a cross-country partnership, our multi-state team facilitated these transactions and provided our clients with the solution they were seeking. It’s a shining illustration of how our cohesive efforts and deep understanding of our client’s goals can lead to success," Surak said in a statement.

Sundance has 332 sites for single-family manufactured homes on 34 acres. It was originally developed in 1985. It is fully built out. The Arizona community was built in 2022 and has 195 home sites on 42 acres.

“Because of our long-term relationship with both the buyer and seller in these transactions, we were able to assist each of them with accomplishing their investment goals,” Davis said in a statement. “When the buyer approached our team about expanding their portfolio, we saw an opportunity to bring the two entities together for their mutual benefit – it’s a true ‘win-win’ scenario.”
