Go inside AER, the 31-story apartment tower under construction in downtown Tampa

An apartment tower in downtown Tampa that spent nearly a decade in limbo is on track to wrap up construction by mid-2024.

AER, which stands for Arts and Entertainment Residences, is a 31-story apartment tower at 300 W. Tyler St., between John F. Germany Public Library and the David A. Straz Jr. Center for Performing Arts. Its 334 units include one-, two- and three-bedroom floorplans that range from 770 to 1,636 square feet.

The tower was proposed in 2013 and broke ground in 2022. Its street level includes 13,688 square feet of storefront space.

A coworking area with office, conference and podcasting space that residents can reserve is also part of the tower.

A joint venture partnership of Miami-based American Land Ventures and Gazit Horizons Inc., the North American affiliate of Tel Aviv-based Gazit Globe Ltd., is the developer. Coastal Construction is the general contractor, and CUBE 3 is the architect.

The project landed a $113 million construction loan in April 2022.

Apartments in the tower are available for prelease; on Monday, monthly rents started at $3,200 on Apartments.com, though multifamily property managers frequently change asking rents based on projected demand.
