RETURN TO NEWS INDEX Masonite to consolidate Ybor City headquarters The Tampa-based window and door manufacturer has signed a long-term lease for the 128,000-square-foot building at 1001 E. Palm Ave. Kforce Inc. moved its headquarters to Midtown Tampa and sold the property to Alliant Partners’ Frank Capitano, Carlos Alfonso and Spencer Muratides in a joint venture deal with Ybor developer Darryl Shaw in 2021.
The Kforce property, which includes a vacant 2.6-acre lot and 640-car parking garage, was also floated as a potential site for a Tampa Bay Rays stadium.
Masonite will vacate two Ybor buildings owned by entities linked to Shaw: a 56,000-square-foot building at 1242 E. Fifth Ave. that was built in 2020 and the 31,345-square-foot historic Larmon Furniture Warehouse at 1205 E. Fifth Ave. It is a 47% increase in space for Masonite, which is in the process of being acquired by Ohio-based Owens Corning for $3.9 billion.
Masonite’s own $3.1 billion deal to acquire PGT Innovations fell through in January. The company is expected to move to the Palm Avenue property by the end of 2024. The buildings will be listed for lease after Masonite moves.
The company reported annual revenue of approximately $2.8 billion in 2023.
The office building is north of the mixed-use Gasworx district, which Shaw is building in a joint venture with Washington, D.C.-based Kettler. Gasworx has already landed an anchor office tenant, Grow Financial Federal Credit Union.
“We are excited that we could help the company find an ideal space to bring their Tampa Bay team together under one roof while remaining right here in Ybor,” Shaw said in a statement.
Ryan Reynolds and Jackson Kilcoyne of CBRE represented Shaw and Alliant Partners in the lease transaction. Scott Garlick of Cushman & Wakefield Inc. represented Masonite. |
