Two-tenant retail property in Palm Harbor sells for $7.33 million

A two-tenant retail property in Palm Harbor has sold to a New Jersey-based company for $7.33 million.

The outparcel at 30503 U.S. Hwy. 19 N is home to Sonny’s BBQ and Starbucks. The property sold on Feb. 9, according to Pinellas County property records. The seller was Atlanta-based Argonne Capital Group, and the buyer was an entity linked to Bolger & Co.

The outparcel sits at a busy intersection in Palm Harbor where U.S. Highway 19 intersects with Curlew Road.

Argonne Capital Group acquired the site in June 2022 for approximately $8.6 million, according to property records. Argonne is a private investment firm that generates “over $1.8 billion in annual sales,” according to its website. Its portfolio includes investments in Sonny’s BBQ, IHOP, Planet Fitness, Applebee’s Bar and Grill and Wing Stop.

The property totals 8,751 square feet. The sales price breaks down to approximately $837.61 per square foot. It has 38 parking spaces and a drive-thru.

It is adjacent to Circle K and is at the southwestern corner of the Seabreeze Shopping Center, which is anchored by a Publix Super Markets Inc. store. Seabreeze also features a Planet Fitness, Petco, UPS Store, Keke’s Breakfast Café, multiple salons and a Joey’s New York Pizza & Italian restaurant.

The site is 4 miles from Dunedin, 10 miles from downtown Clearwater and 12 miles from St. Pete-Clearwater International Airport.
