Fort Lauderdale-based PTM Partners has secured a long-term lease with Floyd’s 99 Barbershop at the Moxy by Marriott hotel in St. Petersburg.

The 163-key hotel is currently under construction in the Edge district as part of the mixed-use project called the Edge Collective. Floyd’s 99 Barbershop will lease a 1,265-square-foot space on the property’s ground floor.

“Given the Edge district’s rapid growth over the past five years, our strategy has been to ensure that all commercial spaces within our masterplan are aligned to best serve the community’s needs,” Shari Neissani, vice president of development for PTM Partners, said in a release. “Floyd’s is a standout business that resonates in the markets it serves.”

The family-owned company is known for its music theme and includes a full menu of services ranging from haircuts and color, fades, straight razor shaves and signature massage shampoo. Each location has a unique style, making each storefront “one-of-a-kind.”

The Noyes family holds “exclusive franchise development rights for Floyd’s 99 Barbershop” for Tampa Bay and opened their first franchise location in Safety Harbor in October 2023. According to the release, the family intends to open two more locations in the area in 2024 — one of which will be at the Moxy Hotel.

In the “coming years,” they plan to open more than 15 locations throughout Tampa Bay. Nationwide, Floyd’s 99 Barbershop chain has more than 135 locations.

“Being lifelong residents of Tampa Bay, we have experienced St. Pete’s transformation firsthand and are thrilled to open our next Floyd’s 99 Barbershop in the growing Edge district,” Stephanie Noyes said in a release. “The Moxy brand aligns perfectly with our fun, music-themed barbershop, providing differentiated customer experiences.”

The Moxy Hotel sits on roughly 1.6 acres and will have a “highly amenitized” ground floor lobby including a “coffee shop and juice bar, health, wellness and beauty spaces, a podcast studio and an oversized lobby bar opening up to Central Avenue.” The hotel will also feature Sparrow, an 8,000-square-foot retro-themed rooftop bar and restaurant and a rooftop pool.

There will also be an outdoor garden and arcade featuring music, wellness and art events. The hotel is expected to open in spring 2024. In December, PTM Partners announced the Pilates studio Solidcore had signed a lease for a 2,142-square-foot storefront on the hotel’s ground floor.

The Edge Collective also includes the redeveloped and modernized 1246 Central Ave. building with 8,000 square feet of food and beverage offerings and 16,000 square feet of office space.

PTM is also soon undergoing phase two of the project, which will include a 500,000-square-foot mixed-use development.
