Industrial park near TPA sells for $55.6 million

A two-building industrial park near Tampa International Airport has sold for $55.6 million to New York-based Clarion Partners.

Tampa Airport Logistics includes the warehouses at 5450 Johns Road and 5416 W. Sligh Ave. The two buildings total 294,000 square feet on 19 acres. The seller was an entity linked to California-based Pacific Coast Capital Partners.

The sale appears to be a cash transaction as a mortgage has not been filed in Hillsborough County.

Cushman & Wakefield’s Rick Brugge, Mike Davis, Rick Colon and Dominic Montazemi, with assistance from Ryan Jenkins and Chloe Strada, represented the seller in the transaction.

The industrial park broke ground speculatively in 2021 and was the first Florida project of NorthPointe Development, a national developer based in Kansas City, Missouri. Welbro Building Corp. was the general contractor.

The sale is the latest in a string of high-profile industrial transactions that closed in late 2023. A speculative Lakeland warehouse landed the year’s biggest industrial lease, and a Chicago developer bought a Plant City warehouse with plans to expand the property.
