Zenith IOS to expand Clearwater industrial park

Zenith Industrial Outdoor Storage will be launching a new Clearwater development on a 20-acre site.

The project is expected to be completed in the first quarter of 2024. Franklin Street has been tapped to lease the project.

“We’re very excited to partner with Franklin Street on this new IOS development, which will enable Zenith to better serve Tampa Bay area businesses in need of institutional-caliber outdoor storage solutions,” Ben Atkins, CEO and co-founder of Zenith IOS, said in a release.

Zenith purchased an 83-acre industrial park along 126th Avenue in 2022 for $27.5 million. The property included seven warehouses and roughly 30 acres of undeveloped land.

In October, two companies secured leases totaling a combined 46,940 square feet. The announcement from Zenith shows the remaining undeveloped land will soon be utilized. The project represents “a significant milestone in Tampa’s industrial real estate trajectory,” according to the release.

The development is less than 3 miles from the St. Pete-Clearwater International Airport as well as minutes from Interstate 275 and U.S. Highway 19.

“Our experience in successfully revitalizing industrial land coupled with the rising demand for IOS space in Tampa gives us confidence that this new project will be well-received by tenants as soon as it’s ready to operate,” Atkins said.

The development will include “perimeter fencing, advanced lighting, automatic gates and a stabilized surface solution to accommodate any industrial outdoor tenants” and is designed to cater to the “escalating demand for efficient industrial outdoor storage solutions.”

“There is a market need for greater IOS capacity in a county as dense as Pinellas,” Franklin Street’s Brad Hutton, who together with Pat Kelly leads the firm’s office and industrial services team in Tampa, said in a release. “This project will bring even greater investment, revenue and jobs to greater Tampa.”
