RETURN TO NEWS INDEX Custom homebuilder buys Indian Rocks Beach property The site at 304 Gulf Blvd. features three residential units ranging from a studio to a three-bedroom home. According to a deed filed in Pinellas County, the sale closed on Oct. 23. The buyer was an entity linked to John Francisco and Tulia Homes, which specializes in designing custom and luxury spec homes.
The existing three units on the site total approximately 1,975 square feet. The sales price breaks down to roughly $1,670 per square foot.
Kelly Castellano with Coastal Properties Group represented the seller in the transaction.
The property includes 49 feet of direct Gulf front access. The main home, the closest to the beach, has three bedrooms and two bathrooms, a kitchen, fireplace and a screened porch. There are two cottages on the site as well.
The larger cottage has one bedroom and one bathroom along with a kitchen and living room. The second cottage is a studio and includes a kitchen and private bathroom.
The home also includes outdoor showers, a tiki hut with a grilling area and direct access to the beach.
Indian Rocks Beach allows nightly and weekly rentals, meaning the site could be utilized as an investment/rental property. Earlier this month, a speculative beachfront home with Intracoastal Waterway access was listed for $10.995 million. |
