Clearwater industrial park secures two leases totaling nearly 47,000 square feet

Two companies have secured leases totaling a combined 46,940 square feet at the Sunshine Industrial Park in Clearwater.

The 83-acre industrial park along 126th Avenue in Clearwater totals 219,000 square feet.

Pat Kelly and Brad Hutton of Franklin Street’s office and industrial services team arranged the two leases at 5303 126th Ave. N, on behalf of the landlord, New York-based Zenith Industrial Outdoor Storage. Zenith purchased the property in 2022 for $27.5 million. The site includes a collection of seven warehouses and approximately 30 acres of undeveloped land.

The first deal is for a 26,940-square-foot single-tenant building with 1 acre of industrial storage. Matthew Alexander represented the tenant, Florida-based Gt Express Enterprises Inc. The move is “anticipated to streamline the company’s manufacturing and shipping processes and enhance overall efficiency,” according to a release.

“This lease further supports Zenith’s conviction in the greater Tampa industrial storage market,” Zenith CEO Ben Atkins said in a statement. “We expect to see continued growth and expansion in the upcoming years and look forward to working with best-in-class firms like Franklin Street as Zenith continues to grow its Tampa-area footprint.”

Kelly and Hutton also arranged a lease with Georgia-based White Cap LP for a 20,000-square-foot indoor building space and 1.5 acres of industrial outdoor storage space. White Cap was represented by Trey Carswell and Sam Arthur of Cushman & Wakefield.

White Cap is a construction tools, materials and supplies vendor and works directly with professional contractors. The move “represents White Cap’s expansion plans within the park as they relocate and scale up their operations,” according to a release.

Kelly said White Cap’s need for both indoor and outdoor storage “aligns perfectly with the offerings of the Sunshine Industrial Park.”

“Construction suppliers need the space to store a wide variety of materials and equipment and the connectivity to deliver them to job sites throughout the area,” Daniel Laub, COO of Zenith IOS, said in a release. “Our tenants, like White Cap, choose to work with us because we understand their needs and know how to collaborate with local partners like Franklin Street to meet them.”
