DoubleBranch, formerly known as Pasco Town Center, to break ground

A major mixed-use development in Pasco County will celebrate its groundbreaking in early October.

DoubleBranch, previously known as Pasco Town Center, spans 965 acres in the southeast corner of State Road 52 and Interstate 75. On Oct. 5, business and civic officials will gather on the site that will be home to the first "2.5 million square feet of industrial and life sciences development," the Pasco County Economic Development Council said Thursday.

Phillips & Jordan is the general contractor. The first to break ground will be the industrial and life sciences development and 100 acres of mixed-use development.

Columnar, the master developer of DoubleBranch, has already invested $60 million in the project to date and is planning to spend another $75 million on the infrastructure in the first phase of the project. In 2022, Pasco County Commissioners approved $55.8 million for the incentives for the project.

Robyn Hurrell, executive vice president at Colliers in Tampa, is marketing the project for lease.

At full buildout, DoubleBranch will include:

4 million square feet of industrial development

400,000 square feet of retail space

3,500 residential units

300 hotel beds
