Habitat for Humanity gets green light for several South St. Pete projects

Habitat for Humanity of Pinellas and West Pasco Counties is moving ahead on several projects in South St. Petersburg.

On Thursday, St. Pete City Council unanimously approved the sale of a city-owned lot at 1805 18th Ave. S to Habitat. The 0.55-acre lot will be developed into “at least 10 affordable townhomes.”

The city purchased the site in 2011 and solicited other bids for the property after an unsolicited proposal was submitted. In July 2022, Mayor Ken Welch selected Habitat’s proposal to build a small townhome community called The Grove at the site.

The townhomes will be three stories and include a garage. Pricing hasn’t been announced, but there is a 15-year covenant in place that requires the townhomes to be reserved for those making at or below 120% of the area median income.

Construction is expected to begin by Dec. 1, 2024, and will be complete by July 1, 2026, according to the city.

Further down 18th Avenue South, Habitat will build 44 units across the street from Tangerine Plaza in a development called Pelican Place. Similar to The Grove, the townhomes will be three stories and reserved for those making at or below 120% AMI.

On Thursday, council also approved the assignment of the development agreement for affordable housing units planned for 1120 16th St. S to Habitat. Originally, Exact Shell Dash LLC intended to develop the site.

The project will bring 10 units to the site. The townhomes will be two stories with a garage and are expected to be priced at $279,000. The community will be reserved for those earning at or below 80% AMI.

Under the revised timeline, Habitat will need to begin construction no later than Feb. 1, 2024, with exterior walls being completed no later than April 1, 2024.

DuCon Construction is the general contractor and is a state-certified minority business enterprise.
