St. Louis group pays just under $15 million for Kennedy Boulevard redevelopment site

A St. Louis developer is moving forward with plans to redevelop a low-slung strip of Kennedy Boulevard in South Tampa into a mixed-use, midrise project.

An entity linked to St. Louis-based Subtext closed on the final portions of a nearly 2-acre assemblage in mid-August, according to Hillsborough County property records. The site is at 2117 W. Kennedy Blvd., west of North Albany Avenue and east of North Westland Avenue and south of West North A Street.

The 11-parcel assemblage totaled $14.9 million, according to county property records. A team of brokers from Boutique National — co-founders Tommy Szarvas and Nick Ganey and partner Robbie Lober — represented Subtext in the acquisition. A spokesperson from Subtext referred questions about the project to public documents on file with the city.

The retail building home to Jersey Mike's will remain; everything else on the site, including private residences sold to the developer, will be demolished, according to plans filed with the city.

The eight-story building will include 235 apartments and 4,986 square feet of retail space. The Jersey Mike's building on the property is around 4,000 square feet. City building permits peg initial construction costs at $70 million.

Juneau Construction is the general contractor. Dynamik Design is the architect.
