RETURN TO NEWS INDEX Oldsmar warehouse sells for $22.3 million An entity linked to JD Warmack Woodlands LP purchased the 130,000-square-foot facility on Aug. 1, according to a deed filed in Pinellas County. The seller was Tampa-based Harrod Properties.
The distribution warehouse, located at 500 Brooker Creek Blvd., was built in 2022 and sits on just over 11 acres. The sale also includes a retention pond and surrounding marshland. There are more than 250 parking spaces at the site.
The Brooker Creek South building was the first industrial manufacturing building supported in part by Pinellas County’s Employment Sites Program. The $15 million project received $908,500 in gap funding from the county via the ESP, which ensures the facility will “accommodate employers for at least 20 years,” according to the county.
The facility includes space for three companies and has 30-foot clear-height ceilings, tilt-wall construction and dock-high and grade-level rear loading. Harrod Properties recruited Edmund Optics, Future Development and Design, and Belac’s Chromalloy as tenants for the site, according to a release.
The facility is near Tampa Bay Downs and is less than a mile from State Road 580.
During the groundbreaking in September 2022, Commissioner Charlie Justice said the commission understands that construction of industrial, office, manufacturing and flex space has a “profound impact on local economic development and attracting companies.”
“That’s why we developed the Employment Sites Program, which facilitates economic development through strategic investments of the Penny [for Pinellas],” Justice said at the event. |
