Indian Rocks Beach waterfront home sells for $10 million

A home built speculatively on the Indian Rocks Beach waterfront has sold to a Midwestern buyer for $10 million.

The home on Gulf Boulevard sold to Matthew and Shanda Carstens of Iowa on June 9, according to Pinellas County property records. It is among the most expensive single-family homes ever sold in Pinellas County.

The buyers secured a $7.5 million mortgage from Central Bank Illinois. The home is 5,828 square feet, and the sales price breaks down to approximately $1,715 per square foot. The home was listed for sale in early May.

Peter Donnantuoni and his daughter Danielle Donnantuoni built the beachfront home. It sits on the area known as The Narrows, which spans from the Intracoastal Waterway to the Gulf of Mexico. The property also features a private dock, an expansive outdoor living space, a six-foot privacy wall and a gated entry.

“The Intracoastal Waterway is on the right-hand side of Gulf Boulevard, and a handful of homes sit on the left side on the beach,” Donnantuoni previously told the Business Journal. “This doesn’t exist anywhere in Pinellas other than The Narrows area. It’s really incredible. It’s an exclusive area, too — there are only a couple of dozen houses on the beach there that also have the Intracoastal area.”

The three-story home has five bedrooms, five full en-suite baths and a powder bath and features water views from every room in the house. In total, the home has five waterfront verandas and balconies. The first floor has an oversized six-car garage wired for EV charging stations. A heated pool, spa and two gulf-front terraces are also included. An elevator accesses all three floors of the home.

Derrick Silvers of RTeam4U at Coastal Properties – Christie’s International marketed the property for sale. Silvers previously told the Business Journal the exclusive neighborhood has led to continued demand for new builds in The Narrows. The developers originally purchased the property in April 2020 and divided it into two 56-foot-wide lots. The home the Carstens bought is the first of two custom builds on the now-divided site.

The duo recently completed two similar homes at 2 Gulf Blvd. and 20245 Gulf Blvd.
