Multimillion-dollar motor club with car condos, private raceway makes progress in Polk County

Circuit Florida, a membership-based private motorsports club located in Auburndale, is moving forward with developing its private race track and condo community.

The 1.7-mile driving circuit is one of the state’s first private club raceways with condos. Phase one of construction is complete, with the first of two buildings being built, according to a release.

The driving circuit has been graded, with final surfacing planned for late October. Bob Barnard, a 35-year track design professional, was the project’s designer. His work includes Road Atlanta, Phillip Island and Daytona International Speedway.

The course will feature electronic flagging, extended runoff areas, a complete pit and paddock area, and multiple track configurations.

Paul Scarpello, a Florida building contractor, is the project’s developer. Circuit Florida’s full-time project architect is Jon Clark, who has designed high-end residential and commercial projects.

Once complete, the total valuation of the project is projected to be $90 million to $100 million.

According to the company, all 13 residential building sites are pad-ready, with construction underway on the first condominium building and three more planned to start by August.

The community has five different sizes and seven floor plans to choose from. A fully-furnished, move-in-ready condo with the smallest floor plan, named Monza, starts at $444,990.

Condos range from 863 square feet to 2,837 square feet, with garage space for up to six cars on the ground and a lift feature. They are approved for residential use with permitted overnight stays, according to the website.

Estate memberships involve an initial one-time fee of $80,000 (which is transferable if/when they sell their condo) and $800 monthly member dues begin once the track and club are open to members.

Once the initial membership goal of 200 driving members is reached, estate members will have access to the entire club and track 160 days per year, including 40 weekends.

Circuit Florida aims to open the track to members in December.
