Pulte Homes acquires 19 acres in Spring Hill, plans new residential community

Pulte Homes, part of Atlanta-based PulteGroup, has purchased 19.4 acres in Spring Hill and plans to build a new master-planned community on the site.

The community, called Valleybrook, is located on Powell Road and will feature 66 single-family homes on 50-foot lots. Amenities are expected to include a playground and a dog park.

“We are very excited to expand our presence in Hernando County and the fast-growing town of Spring Hill,” Sean Strickler, West Florida division president, said in a release. “Valleybrook will be a fantastic option for homebuyers seeking affordability and exceptional value for their money. The demand for a quality, new construction home in a convenient location has never been greater.”

The homes in Valleybrook are expected to start in the low $300,000s. Homeowners will have no Community Development District fees. Floor plans are coming soon.

According to Pulte Homes, the development will “appeal to a wide range of homebuyers from entry-level to 55+ looking for value and affordability without sacrificing everyday conveniences.”

The project is adjacent to Chocachatti Magnet Elementary School. Moffitt Cancer Center’s Pasco campus is currently under construction, approximately 15 minutes south of Valleybrook. It is also about 15 minutes away from downtown Brooksville.

The Ridge Road Extension planned for the area will “soon improve this east-west roadway with an additional corridor to U.S. 41, making direct access to Land O’ Lakes and Wesley Chapel much easier,” according to a release. Valleybrook is also less than a mile from the Suncoast Parkway, allowing residents to get to downtown Tampa and Lakeland in approximately 40 minutes.

This is PulteGroup’s most recent project in Hernando County. In February, PulteGroup purchased over 250 acres in Spring Hill to build an 809-home community called Caldera at Spring Hill.
