How do you become an Appraiser?

Florida has four levels of appraisers. Each level is outlined below. Note: All requirements are subject to change pursuant to State Law.

Registered Trainee Appraiser (FREAB 11):

A Registered Trainee Appraiser means a person who is registered with the Florida Department of Business & Professional Regulation as qualified to perform appraisal services only under the direct supervision of a licensed or certified appraiser. A registered trainee appraiser may accept appraisal assignments only from her or his primary or secondary supervisory appraiser.

  • AGE REQUIREMENT: Applicant must be at least 18 years of age.

  • SOCIAL SECURITY NUMBER: You must have a United States Social Security number to apply. You may visit the Social Security Administration website for information on how to obtain one.

  • QUALIFICATIONS: Applicants must hold a valid high school diploma or its equivalent and have a valid Social Security Number.

  • PRE-LICENSE EDUCATION: Applicants must complete 100 hours of approved pre-licensure education, completed within 5 years of making application, as outlined in Administrative Code 61J1-10.002. Education may be done by distance or classroom with an approved Florida Provider. The 100 hours are comprised of 15 hours of National USPAP course; 30 hours of Basic appraisal principles; 30 hours of Basic appraisal procedures; 25 hours of Appraisal Subject Matter Electives which shall include 3 hours of Florida laws and rules and 3 hours of Supervisor and Trainee course.

  • APPLICATION: Complete the application

  • FEE: Pay the required fee as provided in the application. Military veterans, their spouses and Florida National Guard members may be eligible for a fee waiver, fee reimbursement, and/or fee discount. Please visit our DBPR Military Services page for more information.

  • FINGERPRINTS: An applicant must have a background check as part of the licensing process.

  • SUPERVISION & EXPERIENCE: In order for a Registered Trainee Appraiser to gain experience, they must have a certified appraiser designated as their supervisor and the name of the business they work for must be registered with the department. Applicants for Registered Trainee Appraiser do not need experience prior to obtaining their registration.

  • EXPERIENCE WORK LOG: Separate appraisal logs shall be maintained by both the registered trainee appraiser and the supervisory appraiser. A separate log must be kept for each supervisory appraiser and the supervisor must sign each page of work. Click Here to retrieve the authorized log form.
