AI data center builders are offering cash for project approvals. It's not a silver bullet.

AI data center builder NorthPoint Development last month rolled out a $165 million agreement intended to help get a project in Hazle Township, Pennsylvania, approved.

The project was rejected by the small township north of Philadelphia last year, so the new proposal was an attempt to revive the effort among local residents. It also offered something relatively unique: $10,000 in cash to every resident of the township once the project was given its certificate of occupancy. The offer additionally included a $15 million community support fund for local institutions and a pledge of $7 million per year over 15 years in further funding to the township.
