42-story condo tower One Tampa breaks ground

A 42-story luxury condominium tower will mark its groundbreaking in the heart of Tampa's urban core on Thursday.

Kolter Urban, a South Florida condo developer, will hold a groundbreaking ceremony to mark the beginning of vertical construction of One Tampa, which will have 225 units. In May 2023, the tower had $200 million in presales.

Moss Construction is the general contractor; Smith and Associates Real Estate is marketing the condos, which are priced from $1 million, for sale.

Site work on the property began in May. Floor plans range from 1,100 to 4,000 square feet. The tower's street level will include 5,000 square feet of retail and restaurant space overlooking Curtis Hixon Waterfront Park and Ashley Drive.

"We feel great," Brian Van Slyke, Kolter regional president, told the Tampa Bay Business Journal. "It’s a fantastic project, a great location. We love the architecture, and we love the mix of the new and the old."

"The mix of the new and the old" refers to a facade recreation on the lower floors of One Tampa. The tower will rise at the corner of East Twiggs and North Tampa streets on a block previously home to historic storefronts. City officials halted Kolter's demolition permit for those buildings in 2022; in response, an attorney for Kolter filed a legal petition accusing staff of withholding public records and "secretly communicating" with Florida's historic preservation office.

Kolter eventually reached a settlement with the city that included an agreement to recreate the facade of the Tarr Furniture Building, which previously stood at 520 N. Tampa St., on the northern and eastern facades of One Tampa.

Adache Group Architects designed the tower.

"Sales have remained steady, so we're obviously pleased," Van Slyke said.

Kolter's other projects in the Tampa Bay area include Hyde Park House in Tampa and Art House and Saltaire in St. Petersburg. The developer also paid $100 million for a Naples development site in a joint venture deal earlier this year.
