Reflection condo tower in downtown St. Pete reaches $65M in sales

Reflection, the 18-story condominium building under construction near Mirror Lake, has reached $65 million in sales.

The project from HP Capital Group is being built at 777 Third Ave. N. The 18-story tower will feature 88 units and views of Mirror Lake, downtown St. Petersburg and Tampa Bay. HP Capital and a team from Keller Williams said they have secured $5 million in sales in the past two weeks.

The building topped out in September 2023, and construction is nearing completion. Kast Construction is the project's general contractor. Residents are expected to move in this summer.

The tower will feature eight open floor plan options that range from 1,168 to 2,297 square feet. Pricing for the units begins in the $700,000s, and pricing for the penthouses starts at $2 million.

The residences at the seventh level all have private, expansive lawn terraces with pedestal pavers and artificial turf. The living areas will feature floor-to-ceiling glass, modern kitchens, stainless steel appliances and terrace-style balconies.

The tower will also have ground-floor retail and sit on a six-floor podium. The first floor will have the lobby, retail space and entrance to the parking garage. Floors two through six will be for parking, and the residences will begin on the seventh floor.

Reflection will have a 12,000-square-foot amenity rooftop, including a fitness center and social club, pool and spa terrace, outdoor kitchen, wet bar and panoramic views.

HP Capital said an international artist will soon create a mural on the building.
