iGas USA buys Home Depot property near Carrollwood to expand

A Tampa-based company has purchased an industrial property from retail giant Home Depot.

Refrigerants seller iGas Inc. paid $11.5 million for the 62,442-square-foot warehouse at 8423 Sunstate St. in Tampa, according to Hillsborough County property records.

Mike Farley and Bobby Sampson with Boutique National represented iGas in the transaction. CBRE's Kris Courier and Rian Smith represented Home Depot.

The warehouse sits on a 10.38-acre lot. It was previously used as a distribution center for Home Depot, according to Boutique National.

The sale closed Feb. 21. iGas owns a nearby warehouse on Anderson Road that is zoned for light manufacturing and is 169,211 square feet.

“We have been working with iGas USA for over 10 years and were happy to assist during this search," Sampson said in a statement. "This purchase only expands their footprint in the airport industrial submarket, and we couldn’t be more happy for them.”

The airport industrial submarket is among the most in-demand industrial corridors in the Tampa Bay region. At the end of the fourth quarter, just 3.5% of the submarket's 13.3 million square feet of industrial space was vacant, according to CBRE Group Inc.
