RETURN TO NEWS INDEX Tampa developers buy 300 acres for massive mixed-use Pasco County project Abbey Development Partners LLC acquired the roughly 300-acre site, which is comprised of vacant land east of Interstate 75 along State Road 52. The group is owned and operated by the principals of Legacy Development Partners LLC — developer Kenneth Morin and attorney Bryan Sykes — in conjunction with Bones Investment Group LLC.
A purchase price was not disclosed.
Abbey Crossings will include industrial/warehouse, retail, office and high-density residential uses. Both sites are fully entitled, and the group has started civil design drawings. Construction is estimated to start around May 2024.
The northern 85 acres have an approved site plan for approximately 500,000 square feet of warehouse and distribution facilities, according to the developers.
The southern 205 acres received its master planned unit development approval last month. It is approved for up to 600,000 square feet of warehouse and distribution facilities. It also has approval for 400,000 square feet of office, 400,000 square feet of retail and commercial space and 1,000 residential units.
The development team also includes Otero Engineering.
This is the third significant project in the Tampa Bay area for Legacy Development Partners. The group was behind TIA Logistics, a joint venture with Scannell Properties, and Causeway Distribution Center, located adjacent to the new Feeding Tampa Bay facility.
