RETURN TO NEWS INDEX Daytona Beach medical building sells for $2 million in SVN-managed transaction Representing the buyer, Clyde Morris Investments, LLC, was Tony Veldkamp, CCIM, an advisor with SVN Commercial Advisory Group.
“The buyer had recently sold a property in Colorado and was interested in acquiring some new real estate,” said Veldkamp. “So I did a thorough, statewide search for good medical office investments and came up with this one. It turned out to be a great match for him.”
Pain Holding Co., LLC, was the seller, represented by Chris Butera and John W. Trost, CCIM. Both are principals of SVN Alliance Commercial Real Estate Advisors in Ormond Beach, Fla.
The sale was a leaseback transaction. Alliance Pain Relief Centers will remain on as the tenant, having occupied the medical building since 2006.
The facility includes eight exam rooms, six offices, three procedure rooms, two labs, a conference room and a waiting room. The property is just 1.4 miles from Interstate 95, and about two miles from AdventHealth Daytona Beach and the 55-and-over lifestyle community Latitude Margaritaville.
“The area has seen tremendous growth, with Latitude Margaritaville and more than 2,500 new apartments added recently,” Butera said. “Its convenient access to so many amenities makes this an attractive investment opportunity.” |
