Multi-lot, waterfront property on Davis Islands hits the market at $23.9 million

A waterfront property on Davis Islands that could be subdivided into three lots is listed for sale at $23.9 million.

A team of agents from Smith and Associates Real Estate in Tampa — Mary Beth Byrd, Leslie Minder and Dina Sierra Smith — is co-listing 42 Ladoga Ave. for sale. A 1928-built, 9,038-square-foot home sits on the property, which totals 1.45 acres.

That’s more acreage than the property baseball legend Derek Jeter sold for $22.5 million in 2021. Jeter’s home sat on 1.25 acres, and the new owner plans to redevelop the property.

The sellers, J. Rex Farrior III and Laurin Morgan Farrior, originally took title to the property via a trustee’s deed in April 2010, according to Hillsborough County property records.

Smith said 42 Ladoga is the most water frontage listed for sale on Davis Islands in decades. Davis Islands has seen a redevelopment boom in recent years as buyers tear down aging properties to make way for more modern homes. The ultimate buyer could be a developer who converts the property into three lots or an owner who wants to build a sprawling compound there.

All three lots have direct access to Tampa Bay.

“With the influx of out-of-state buyers flooding our market who are accustomed to price points well above what Tampa has produced, obtaining a significant piece of Tampa Bay’s waterfront like this is nothing less than a rarified opportunity,” Byrd said in a statement.
