Property giant Greystar leases space in Midtown's boutique office building

Property giant Greystar will open an office in The Loft at Midtown, bringing Midtown Tampa’s boutique office building to fully leased status.

The Loft at Midtown is a three-story, 72,000-square-foot building with retail space on the street level. Its other office tenants include residential real estate brokerage Compass Inc., architecture firm Gresham Smith and general contractor Kast Construction as well as Bromley Cos., the New York-based master developer of Midtown and owner of The Loft.

Greystar’s lease is for 6,150 square feet — small by Tampa Bay market standards. The average office lease in this market is 10,000 to 20,000 square feet, though more companies are choosing to lease less space in highly amenitized, mixed-use districts like Midtown. Midtown spans 22 acres at Interstate 275 and North Dale Mabry Highway and includes office space, restaurants, retailers, a dual-flag hotel and an apartment building.

Greystar manages Novel Midtown, the 390-unit apartment building that currently holds the record for a price-per-unit sale for a market-rate complex in the Tampa Bay region.

Cushman & Wakefield Inc. represented Greystar and Bromley in the lease transaction. The lease brings The Loft to 100% fully leased and the entirety of Midtown’s office space to 98% leased. The district also includes Midwest West, a seven-story office building Bromley developed in partnership with Highwoods Properties.

Tampa Electric Co. and Peoples Gas recently signed a deal to move their joint headquarters to Midtown to a new tower known as Midtown East. Midtown East broke ground earlier this year.
