Land deal sets stage for hundreds of new apartments in Spring Hill

A Birmingham, Alabama developer has closed on a land deal in Spring Hill, where it plans to build 348 apartments.

LIV Development, which also has projects in Thonotosassa and Pinellas Park, paid $4.35 million for 31.75 acres on Landover Boulevard in Spring Hill. The building, named Livano Nature Coast, will break ground in late 2022, with the first apartments delivered in early 2024.

Nancy Surak, an adviser with Land Advisors Organization, represented the seller, Old Dirt Road Property Group LLC, in the transaction. It’s the second time Surak has sold the parcel; in 2011, she marketed it on behalf of its previous owner, Whitney Bank. It’s also the third time she’s closed a land deal with LIV since 2020.

“Spring Hill has been underserved for luxury, market-rate multifamily housing for years, and this project will deliver much-needed housing options to the heart of Hernando County,” Surak said in a statement. “The amenity package for this project will elevate apartment living to a new standard, and I’m excited for the future residents who will call Livano Nature Coast home.”

Livano Nature Coast will consist of 11, three-story garden-style walk-up buildings and three, two-story carriage buildings. Amenities include a clubhouse and fitness center, a resort-style pool, pickleball courts and a mini-golf course.
