Davis Islands property that already set one record this year sets another in $9M sale

A waterfront lot on Davis Islands has sold in an off-market, record-setting deal — marking the second time this year that the property set a new high benchmark for residential land in the Tampa Bay market.

The vacant lot at 202 Blanca Ave. sold for $9 million to Christian Michalik on Nov. 9, according to Hillsborough County property records. Michalik, the managing director of Kinderhook Industries, was chairman of WellCare Health Plans before it was acquired by Centene.

The seller was a Colorado couple who purchased the lot earlier this year for $7.2 million.

The lot is .3 acres, and the sales price is equivalent to $25 million an acre. Its previous sales price was equivalent to $20 million an acre.

Jennifer Zales, an agent with Coldwell Banker Residential Real Estate, represented the seller in the transaction. Allan Mezrah of the Toni Everett Co. represented the buyer.

“While I cannot comment on this specific transaction, it's well-known that Davis Islands remains one of the strongest real estate markets in Tampa Bay," Zales said in a statement. "Bayfront properties, in particular, continue to break sales records. My recent $12.3 million and $15 million home sales on Adalia Avenue show the demand for open bay. I am currently seeking off-market bayfront properties for my clients looking to buy now, and I look forward to bringing several new construction listings to market on the island in the coming months.”
