RETURN TO NEWS INDEX Residential towers hit construction milestones in St. Pete Red Apple Real Estate recently began foundation work on The Residences at 400 Central. The 46-story mixed-use tower in downtown St. Petersburg will have 1.3 million square feet of interior space. The building will have 301 condominiums, a rooftop observatory, retail, restaurants and Class A office space. Above-ground construction of the tower is expected to begin in early 2023.
Initial site work and underground testing have been completed on the site. The foundation will have drilled test pilings. A series of 89 cylindrical drilled foundation shafts will support the tower, and the shafts will range from 48 inches in diameter and 87 feet deep to 6 feet in diameter and 166 feet deep. The first stage of the construction of the foundation is anticipated to be complete in the next few months.
Ascent St. Petersburg
Greystar Real Estate Partners is bringing this 36-story mixed-use development to 225 First Ave. N. The building will have a 172-key AC Hotel by Marriott as well as 354 residential units. Currently, the tower has topped out, and pre-leasing of the residential units is underway.
The building will also have 8,200 square feet of ground-floor retail, and the rooftop will have a restaurant space. Construction began in 2021, and the project is expected to be complete in 2023.
Modera St. Pete
Mill Creek Residential is bringing Modera St. Pete to 201 17th St. S. This 20-story residential tower will have 383 units and 14,000 square feet of ground-floor retail space. Construction began in April on the property, which abuts the 86-acre Historic Gas Plant District.
The retail — along with a restaurant — will front the Pinellas Trail. The building will also have a rooftop deck at the top of the building and a rooftop pool on the sixth floor.
The Nolen
DDA Development is building the boutique luxury condominium The Nolen in downtown St. Pete at Fourth Avenue NE. Construction officially began earlier this month on the 23-story tower. There will be 31 condos in the building, and 65% of the units are sold. Prices start at $2 million.
Construction on the project is expected to take 20 months. In August, the development team relocated a historic 1912 Bay Gables home from the property. The other home on the site was demolished.
The project team is comprised of Backstreets Capital, PLACE Architecture, Melissa Kelly Design Studio, Ellison Construction and Smith & Associates Real Estate. All are based in the Tampa Bay area.
