With 1,500 units in the works, Channel district's apartment boom rolls on

Apartment developers have been betting on downtown Tampa's Channel district for over a decade — and with more than 1,500 units in the pipeline, the urban neighborhood's multifamily boom shows no signs of slowing.

Over 1,500 units are spread across four projects in various stages of development. One of them just received preliminary rezoning approval from Tampa City Council; two are in active construction, and one is finishing interior buildout and preleasing. Read on to learn more about each development.

Parc Madison

Parc Madison is under construction on the former J.H. Williams Oil Co. property at 1237 E. Twiggs St. It is the second phase of the Channel Club, a development that includes an apartment tower and Publix Super Markets Inc. store as well as Madison Street Park, which includes a dog park and pickleball courts.

Developer: Atlanta-based ECI Group and Tampa's KD Keller Development LLC

General contractor: Kast Construction

Number of apartments: 353

Stories: 8

Commercial space: 5,500 square feet

The Mav

The Mav has revitalized a previously moribund corner of the Channel district at 601 N. 12th St. It is preleasing and should open to residents by mid-November.

Developer: Birmingham, Alabama-based Daniel Corp.

General contractor: Brasfield & Gorrie

101 N. Meridian Ave

This project has demolished a strip of aging warehouses along one of the Channel district's main thoroughfares. It is under construction.

Developer: Colorado-based UDR Group

General contractor: Moss Construction

VeLa, Channelside Drive

VeLa Tampa is proposed along Channelside Drive. Its developers voluntarily dedicated 10% of units to affordable housing and have received preliminary rezoning approval from Tampa City Council.

Developer: VeLa Development Partners and Post Road Group

General contractor: Not yet chosen

Stories: One tower is 17 stories; the other is 27
