Gateway flex industrial site sells for $4.6M

An industrial flex building in St. Petersburg’s Gateway District has sold in a $4.6 million deal.

This is the second time in 10 months the building, located at 12000 28th St. N, has sold. The sale price breaks down to approximately $146 per square foot.

Bridgewater Commercial Real Estate represented the seller, G2 Harness LLC, which is linked to G2 Harness, a custom wire harness manufacturer. The sale closed on Sept. 15, according to Pinellas County records.

Bridgewater Commercial Real Estate was also involved in the prior sale in November 2021, when the building sold for $3.75 million. Alan Kronenberg of Lineage Real Estate represented the buyer. Old Tampa Bay Title’s Jenna Hansen handled the closing

According to a release, G2 Harness LLC completed approximately $500,000 in upgrades to the facility before placing it back on the market in June. The facility is nearly 40% office space.

“We had a lot of activity when we put it back out there a second time,” Bridgewater’s Managing Broker Kris Dumke said in a release. “It was perfect for a new owner-user to grab a modern facility on a 3.19-acre site with room to expand the building’s footprint.”
