A Tampa real estate investment trust has acquired Tampa General Hospital’s newly opened Rehabilitation Hospital building for $51.2 million.

Sila Realty Trust Inc. acquired the freestanding inpatient rehabilitation facility, a joint venture between TGH and Kindred Rehabilitation Services. The 80,000-square-foot hospital opened in May on Kennedy Boulevard.

“The acquisition of the TGH Rehabilitation Hospital is an exceptional opportunity to strengthen our health care portfolio right in our own backyard, as the property is located less than 2 miles from the corporate office of Sila Realty Trust,” Michael A. Seton, president and CEO of Sila Realty Trust, said in a release. “The strong presence and reputation of TGH serving the Tampa Bay community is well known, and we are excited to watch the impact on this facility of Kindred’s proven expertise in rehabilitation operations.”

The 80-bed inpatient facility offers physiatry, physical and occupational therapy, speech-language pathology, rehabilitation nursing, internal medicine, medical and surgical subspecialty consultation, and nutritional services for patients recovering from debilitating injuries, illnesses, surgeries and chronic medical conditions.

TGH this week was ranked the No. 3 hospital in the state by U.S. News and World Report.

The rehab hospital is the first completed building in TGH’s new medical and research district.
