Redington Beach hotel sold to new owners with renovation plans

The DoubleTree Beach Resort by Hilton Hotel Tampa Bay - North Redington Beach has been sold to South Carolina-based OTO Development, which is part of The Johnson Group.

The hotel, located at 17120 Gulf Blvd., has 230 linear feet of beachfront on the Gulf of Mexico and 125 rooms. The Plasencia Group represented the seller, an entity linked to Hall Development Corp., in the transaction.

A purchase price was not disclosed, and a deed for the transaction has not yet been filed in Pinellas County. Hall Development had owned and operated the hotel since it opened more than 30 years ago, TPG said.

“We’re excited for what new ownership has in store for the asset,” Chris Plasencia, managing director with TPG, said in a statement. “The DoubleTree’s irreplaceable station in the local community remains in great hands.”

The seven-story hotel, built in 1987, has a pool, business center and meeting rooms. It is known for its restaurant, Mangos Restaurant and Tiki Bar. Many of the guest rooms have private balconies with gulf views.

The hotel is less than 10 minutes from John’s Pass Village and 15 minutes from the St. Pete-Clearwater International Airport.

“The Pinellas County beaches have been rock stars throughout the pandemic,” Plasencia said in a statement. “Unrelenting public and private sector investment throughout the Tampa Bay area has allowed the region to really stand out as a blue-chip destination for institutional capital.”

Corry Oakes, CEO of OTO Development, said in a news release that the hotel was well-positioned and provided “a full-service option for travelers who want a relaxing Gulf Coast getaway.”

OTO plans to “immediately implement scaled efficiencies in operations, revenue management and marketing support.” An extensive renovation is planned to begin in late summer 2023 that will refresh the common areas, upgrade the bathrooms in the guest rooms and enhance the exterior. The hotel will remain open during the renovations.

“We are so intrigued by this DoubleTree, which has long been loved for its ideal location and resort-style amenities,” Oakes said in a statement. “There’s incredible opportunity in combining an individual hotel’s attributes with our company’s scaled operational efficiencies.”
