Sarasota apartment sale sets record price per unit

The Solle apartments in Sarasota have sold for a record-setting price per unit for Southwest Florida, according to Colliers Florida Multifamily Team.

Casey Babb, executive managing director for Colliers Florida Multifamily Team, said the apartments sold for $23.35 million. The sale price breaks down to approximately $496,809 per unit. Babb said the deal was completed in March before the current interest rates started to run, which allowed for the record-setting deal.

“It’s one of the final waves to come ashore for the last cycle,” Babb said. “Going forward and now that the tide is receding, we expect to see prices eroding.”

The community, located at 2413 N. Tamiami Trail, was built in 2022 and sits on 1.36 acres. It includes 47 units with one- to three-bedroom apartments.

Amenities include a fitness center, computer lounge and a pool. Solle is also National Green Building Standard Green Certified. According to its website, units start at $2,150.

The Solle apartments are less than half a mile away from the Ringling College of Art and Design, half a mile from Indian Beach Park and 10 minutes from downtown Sarasota. The community is also near New College of Florida and State College of Florida, Manatee-Sarasota and is four minutes away from Sarasota–Bradenton International.
