‘Industrial chic’ townhomes headed to St. Pete's Warehouse Arts District

Tampa-based Sight Real Estate will bring a 10-unit “industrial chic” townhome development to the Warehouse Arts District in St. Petersburg.

The development will be at 2700 Fifth Ave. S on a vacant piece of land. Called Canvas City Homes St. Petersburg, it will offer two different floorplans for a three-bedroom and 3.5 bathrooms unit. The units will be either 2,040 square feet or 2,070 square feet and pricing is still being finalized.

A “sister project” called Canvas City Homes Tampa is currently underway in Ybor City that includes an 80-unit project. Both sites were selected due to Sight’s focus on “urban neighborhoods with a large influence from the arts,” according to Michael Mincberg, president of Sight Real Estate. He said the desire to live in these walkable art-influenced communities has been in both cities for years.

“In the Warehouse Arts Districts there are barely any properties that allow for residential development, but with that said both neighborhoods are seeing such exciting evolution of who they are,” Mincberg told the Tampa Bay Business Journal. “It also feels really organic. The Warehouse Arts District has great developments like the Urban Stillhouse, the Andrew Fisher creative studio (SAFDS) right behind us, and all the fun and exciting breweries and distilleries that are coming up in that district. It makes it a desirable place to live.”

In St. Pete, each unit comes with a balcony and a two-car garage. The townhomes will feature modern industrial architecture inspired by the artistic aesthetic of the surrounding district. Unique art-based businesses like The Factory St. Pete, MGA Sculpture Studio, Woodfield Fine Art Gallery, and Fairgrounds St. Pete are all within a mile of the development.

Sight is currently developing townhomes in Tampa near Bayshore Boulevard and has worked on a variety of other projects in Tampa Bay including a 19-unit townhome community in St. Pete called Six Point Row, 2611 First Ave. N., which is nearing completion.

Sales will launch for the property as soon as the developer receives permits from the city, which Mincberg said should happen soon. Sight Real Estate will break ground later this year. Construction is estimated to be complete in 12 to 21 months.
