See construction underway on the Motor Enclave, Tampa's luxury garage condos

The Motor Enclave has beat its developer's expectations at every turn — and now it's on pace to hit $100 million in sales in the next month.

The luxury car condominium development is under construction on 200 acres next to Tampa Executive Airport. Beyond the car condos — think garages for storing luxury and performance cars, with plenty of space for entertaining — the project also includes a 35,000-square-foot private events space, a performance track and an off-road driving course.

QGS Development of Plant City is handling the site work; Construction Services Inc. of Tampa is doing the project's vertical construction.

Initially, developer Brad Oleshansky planned to build the Motor Enclave in multiple phases but will instead build all 300 units in one phase. The pre-construction average condo price was $211,000; now, with demand and materials prices soaring, the condos start at $280,000. (In February, the entry-level pricing was $256,000.)

There are about 60 units left, Oleshansky told the Tampa Bay Business Journal on Tuesday.

Oleshansky built a similar project, M1 Concourse in Michigan, and is pursuing others in Nashville and Orlando. But the Tampa one has consistently beat his expectations since he began quietly marketing the condos in 2020.

He's shooting for a November opening. While all the condos won't be complete — construction on those will stretch into 2023 — the performance track, off-road course and events center are expected to be finished by then.

"We're extremely excited about the market here," Oleshansky said.

So excited, in fact, he's working on a new concept: a membership-based club for day yachting based in Tampa. Oleshansky declined to disclose the location but said he's working on a club that would allow its members access to crewed, 40- to 60-foot boats. The idea, he said, was planted by The Motor Enclave, where many of his members say they sold their boats to buy a condo.

"It just makes sense with the whole Tampa Bay lifestyle," he said.
