RETURN TO NEWS INDEX Darryl Shaw pitches mixed-use development on eastern edge of Ybor City Tyler Hudson of Gardner Brewer Hudson PA filed a rezoning request on Shaw's behalf to rezone four parcels at 2701 E. Second Ave. to make way for the mixed-use development. It will be known as Collaborative Werx and total 392,000 square feet split between two buildings.
Rezoning requests require approval by city council vote and a quasi-judicial public hearing. A hearing date for Collaborative Werx has not been set.
The building will be around 12 stories and no taller than 175 feet, according to the rezoning filings.
Here's a breakdown of the proposed space:
261,900 square feet of multifamily
120,000 square feet of office
10,000 square feet of storefronts
While the proposal includes 120,000 square feet of office space, the buildings are being designed so the office space can be converted to multifamily units.
The name Collaborative Werx is an apparent nod to Gas Worx, the mixed-use district Shaw plans to develop on the western edge of Ybor in a joint venture with Washington, D.C.-based Kettler. Kettler is not involved with the development of Collaborative Werx.
Shaw, who will step down as CEO of Blue Pearl Pet Hospital in April, has been buying property throughout Ybor for years. The Collaborative Werx site total 3.05 acres and is bound by East Second Avenue to the north, a materials recycling establishment to the east, Adamo Drive to the south and Coppertail Brewing Co. to the west. |
