Charlotte developer known for mixed-use retail projects is building a Tampa portfolio

Asana Partners, a Charlotte, North Carolina developer known for edgy, retail-forward projects in urban neighborhoods across the U.S., has started quietly building a portfolio of Tampa properties.

The developer paid $7.2 million for three warehouses in North Hyde Park in early February, according to Hillsborough County property records. The warehouse at 1711 W. North A. St. is 18,744 square feet; the one at 1701 W. North A St. is 5,628 square feet. The warehouse at 202 N. Rome Ave. is 7,782 square feet.

The seller was a corporate entity linked to Nicholas Jammal.

The North Hyde Park warehouses are Asana’s third acquisition in Tampa since late 2021. The developer bought 442 W. Kennedy Blvd., the building home to Mise en Place and Fly Bar, in November for $16.6 million. In December, Asana paid $21 million for Bayshore Center, the office building on West Bay to Bay Boulevard that’s home to Counter Culture.

“Asana Partners is excited to become part of the Tampa community,” Matt Muse, Asana’s director of investments, said in a statement. “These acquisitions align with our firm’s strategy of owning well-located mixed-use assets in dynamic neighborhoods. Across each property, we see an opportunity to execute physical improvements and thoughtfully build on the existing mix of retailers and office tenants.”

The developer counts among its properties Larimer Square in Denver — an iconic retail and restaurant corridor in downtown Denver — as well as the Design Center of the Carolinas, a historic building home to retailers, restaurants and office space in Charlotte’s South End.

As demand soars for housing in Tampa’s urban neighborhoods, homebuilders and multifamily developers have flocked to the city. Retail development — particularly walkable, neighborhood-oriented projects — has lagged the residential growth as developers grapple with how to build shopping and dining spaces in a post-Covid, online-oriented world.
