Tampa developer has a hand in two record land sales

Real estate deals in the Tampa Bay market continue to break records — and two recent transactions share a common player.

The sale of a multifamily development site in Pasco County topped the county's highest-ever price per unit for land.

The number: $10.5 million or $43,000 per unit

For what: 22 acres in master-planned community Two Rivers Ranch

Buyer: A joint venture of Roers Cos. and Origin Investments

Seller: Tampa developer Eisenhower Property Group, led by Jeffrey Hills. The developer paid $70 million for the 3,400-acre Two Rivers assemblage in 2021.

Dealmaker: Ryan Sampson, Eshenbaugh Land Co., represented Eisenhower in the transaction. "It is a credit to a great seller and buyer in being able to get this deal closed in a record-fast timeline," Sampson said in a statement. "We have no doubt the buyer will be very successful in delivering Class-A apartments at Two Rivers Ranch, as both groups are best-in-class operators with an aligned vision. It was a pleasure to work with both groups.”

Hills, who is president of Eisenhower Property Group, also played a role in another major land sale in South Tampa.

The number: $7.2 million, equivalent to $20 million an acre

For what: 202 Blanca Ave., a vacant waterfront lot just over .3 acres on Davis Islands

Buyer: A corporate entity linked to Daniel and Carol Dampier of Greenwood Village, Colorado

Seller: Jeffrey Hills, who paid $3.9 million for the property in 2021

Dealmaker: Jennifer Zales of Coldwell Banker Residential Real Estate represented Hills in the transaction. “We continue to break records for Davis Islands bayfront land sales," Zales said in a statement. "This lot has a panoramic view spanning the skylines of Bayshore Boulevard and downtown Tampa. Its location on the island, larger waterfront frontage and unique west-facing orientation all contributed to the price premium."
