Close to 100 acres in St. Pete to be developed into industrial park and apartments

More than 400 multifamily units and an industrial park are planned for Jabil’s property on the corner of Gandy Boulevard North and 28th Street.

The St. Petersburg Development Review Commission approved a site plan submitted by Kimley-Horn for its client Greystar Development East LLC for the 93-acre property. Jabil has announced plans to sell the property to Greystar Development, which is a subsidiary of South Carolina-based Greystar Real Estate Partners.

Originally, Jabil considered moving its headquarters to the property but ended up demolishing its original headquarters at 10800 Dr. Martin Luther King Jr. St. N and rebuilding at that site.

Plans submitted to the city show Greystar intends to use 75.43 acres for industrial use. The proposed development at the northern portion of the site is for six buildings totaling approximately 675,000 square feet. The agreement has the company building a minimum of 200,000 square feet of industrial before it can begin any multifamily development on the site.

The project will result in a minimum of 3,300 jobs, according to city documents. This will be one of the largest industrial developments Pinellas County has had in recent years.

Greystar plans to build 425 units on the remaining 17.91 acres at the site, 20% of which will be workforce housing for anyone making below 120% of the area median income, according to the presentation from city staff.

There will be nine buildings that each hold 24, 36 or 64 units each. Two pools, a clubhouse and pavilions will be on site. The design of each building will vary slightly based on its size.

The revised development agreement for the property was approved on Oct. 14, 2021, by the city council and council members unanimously approved the site plan on Feb. 2.

Staff did not receive any comments or concerns from the public. During the public hearing, one community member said he was in support of the project, but asked commissioners to look into ensuring the workforce housing was still affordable to the public.

The property lies within a quarter-mile of the city of Pinellas Park and unincorporated Pinellas County, so each of those jurisdictions was notified of the application.
