RETURN TO NEWS INDEX New hotel-condo at Madeira Beach Town Center will be 'crown jewel' Williams Karns Enterprises Inc., led by Bill Karns, is behind the development known as Hotel B, which will be located at 15040 Madeira Way and will have 168 rooms on floors four to seven of the development. There will be 10 luxury condo units on the eighth floor that have the added benefit of hotel amenities, including room service.
Karns told the Tampa Bay Business Journal he had sold off a few parcels to a hotelier, and while two hotels were planned, only one was built. He bought the property back under the entity Madeira Triangle Properties for $13.5 million and is ready to bring the property’s second hotel to life.
“There’s a big revitalization going on in Madeira Beach, and this is the cornerstone of the town center,” Karns said. “The goal for this area was for two condo buildings plus two hotels and retail space. [The second hotel] will go down to a V-shape, pointed out to the beach. This is going to be the crown jewel of Madeira Beach.”
A pedestrian crosswalk and bridge will be built over Gulf Boulevard straight to the beach.
The hotel-condo includes 40,000 square feet of retail and two floors of parking — totaling 350 parking spaces, 200 of which will be set aside as public parking.
Karns said he will be the general contractor for the development and anticipates breaking ground by the end of the year.
Tampa-based Mainsail Lodging & Development will operate the hotel. Andrew Houghten, managing partner with Mainsail Lodging, said it's seeking one of Marriott's boutique flags, perhaps Tribute or something similar. Mainsail also operates the Epicurean in Tampa and the Fenway in Dunedin. This will be its first project in Madeira Beach.
All of the existing retail located at the site will be demolished for the new development, Karns said. The plans for the hotel were approved in 2017 as part of the city’s master plan.
As for the 40,000 square feet of retail, Karns said he plans to have a few national tenants at the site. The plans are for two restaurants to go into the space; a coffee shop and ice cream store are also anticipated. As for the stand-alone businesses, he is looking for national apparel chains like Tommy Bahama and White House Black Market.
The 38-unit condominium The Harbor at Town Center, which is finishing up construction, is among Karns’ projects. He said all the units at The Harbor are sold. Right next door, he is building The Residences at Town Center, a 27-unit condominium of which 17 are already sold. Construction at the site, located at 400 150th Ave., starts in March and the units start around $1.2 million. |
