LAKELAND, FL, December 28, 2021 – SVN | Saunders Ralston Dantzler Real Estate has brokered the sale of Green Island Ranch in Osceola County for $150,000,000 four weeks after a call for offers. Dean Saunders, Founder and Managing Director contributes this success in part to the brokerage affiliation, “The condensed timeline of the Green Island Ranch sale is a testament to the vast network that SVN International lends us.”

Dusty Calderon, a senior advisor at SVN | Saunders Ralston Dantzler Real Estate, is a family member that owns the 5,977-acre development property co-listed with Dean Saunders ALC, CCIM.

For over 100 years, this working ranch has been in the Partin family’s ownership and, at one time, was the largest ranch east of the Mississippi at 60,000 acres. This family has held an esteemed position in Florida’s history since the first patriarch arrived in 1847.

Carlton Partin, son of the late Mike Partin, shared his appreciation, “My hats off to y’all. I believe that Dusty and SVN Saunders Ralston Dantzler are the only ones that could have gotten this deal done. I only wish my father was here to celebrate this moment with the rest of the family.”

Green Island Ranch was a rare opportunity in the Florida land market due to its size, history, and location and because it is an entitled mixed-use development for up to 17,000 residential units and over 7 million square feet for commercial and mixed-use spaces. The property is 25 minutes from Walt Disney World and the Orlando International Airport bisected by the Florida Turnpike.

Purchased by Gentry Land Company and Wheelock Street Capital, the sale represents the largest single real estate transaction in Osceola County. “Securing this deal is a good close to 2021. Our team is to be commended for their efforts and we look forward to creating and executing on the vision for this unique property”, said Daniel B. Green, Principal at Wheelock.

The property is within Osceola County’s comprehensive plan that includes supportive recreational amenities in conjunction with non-residential uses to create a flexible live, work and play environment. Business development opportunities include a marina, urban center, regional mall, industrial, office, hotel and civic space. Recreational development possibilities include a theme park, ecotourism, or outdoor concert venues in one of the world’s most popular recreation destinations.

“The reality of Florida’s current environment demands master plan developments like Green Island Ranch. This property is deep-rooted in Florida’s history and it will continue to write its story,” said Saunders.
