23-story condo tower moves forward in downtown St. Petersburg

Plans for The Nolen, a $28 million condominium tower in downtown St. Petersburg, are moving forward.

Tampa-based DDA Development, led by Bowen Arnold and John Schilling, is set to build the 23-story condominium tower at 126 4th Ave. NE. Named after John Nolen, the city planner who drafted St. Pete’s first comprehensive plan, the 288-foot building will include 31 condos, a three-story parking structure and 1,260 square feet of ground-floor retail space. The private parking structure will have 62 parking spaces and 33 bicycle spaces.

Backstreets Capital is a development partner in the project, which will begin presales in November. The Nolen is expected to break ground in early 2022, with a completion date of the end of 2023. The condos begin at $1.2 million.

Smith and Associates Real Estate is listing the condos for sale. PLACE Architecture designed the tower, and Melissa Kelly Design Studio is designing the interiors.

“St. Petersburg is in the middle of a transformation, and we are eager for The Nolen to become a part of the story,” DDA’s Arnold said. “This project will offer residents New York-style sophistication with a Sunshine City twist — a lifestyle you can only find in Florida.”

The city’s Development Review Commission approved The Nolen in August.

DDA said each residence within The Nolen is designed without shared walls to maximize privacy and minimize noise. Floors five through 15 will have a total of two units per floor, and floors 16 to 23 will have one unit per floor. They also feature private foyers. The lobby will feature 21-foot arched windows, and the amenity terrace on the fourth floor will include a fully equipped kitchen and entertaining space.
